Warranty
Limited Warranty
10 years structural, 5 on the envelope, 2 on mechanical and electrical — and a named partner in the United States who actually turns up.
Effective 14 September 2026 · Forms part of your contract
1. What is covered
| Component | Period | What it covers |
|---|---|---|
| Structural | 10 years | Container frame, corner castings, welds, engineered steel reinforcement, primary load-bearing elements |
| Building envelope | 5 years | Roof system, exterior cladding and coatings, window and door seals, water ingress through factory-built assemblies |
| Mechanical, electrical, plumbing | 2 years | Workmanship of factory-installed wiring, plumbing and HVAC. Equipment carries its own manufacturer warranty, passed through to you. |
| Finishes and workmanship | 1 year | Cabinetry, tiling, flooring, paint, fittings |
2. What is not covered
Normal wear and tear. Items you or a third party supplied. Any modification, cut or penetration of the structure not authorised by us in writing. Your foundation, site works and utility connections. Work carried out by your own trades. Damage from misuse, neglect or failure to follow the maintenance schedule below. Corrosion where coastal or de-icing exposure maintenance was not performed. Damage in transport you arranged. Acts of nature and force majeure. Cosmetic variation in natural materials. Consequential loss, including lost rental income.
3. Conditions
- Register your home within 30 days of acceptance by emailing warranty@containaura.com with your unit serial number and the date on your Site Acceptance Certificate. We confirm registration in writing — keep that email.
- Report a defect in writing within 30 days of discovering it, with photographs
- Give us reasonable access to inspect
- Keep your maintenance records
- The warranty is suspended while any sum under your contract is unpaid
4. How a claim works
- Email warranty@containaura.com with photographs and your unit serial number.
- We acknowledge within 2 business days and give a substantive response within10 business days.
- Where a site visit is needed, it is arranged within 20 business days through our US service partner, whose company name and direct contact details are given to you in your handover pack and on your warranty certificate.
- We then repair, replace the component, or refund its documented value — our choice, and we explain which and why.
Point 3 is the one that matters. A warranty serviced only from overseas is not a warranty you can use. Ask us who services yours, and where they are based, before you sign — we will give you the company name and a number you can call. If that answer is ever vague, from us or from anyone else selling you a modular home, treat it as the whole answer.
5. Your maintenance schedule
| How often | What to do |
|---|---|
| Every 6 months | Inspect the exterior coating; clean and reseal window and door drainage; clear roof drainage |
| Annually | Inspect welds and fixings for corrosion; service the HVAC; check sealant beads; touch up any coating damage |
| Coastal or de-icing exposure | Rinse the exterior quarterly; inspect the coating twice yearly |
Keep receipts and dated photographs. They make a claim straightforward.
6. Transferring it
Transferable once to a subsequent owner within the original periods, on written notice to us within 30 days of sale and the transfer fee stated in your warranty certificate. It adds real value at resale.
7. Your other rights
This is a limited warranty, not a full warranty as that term is defined by the federal Magnuson-Moss Warranty Act. It is in addition to, and does not exclude or limit, any implied warranty or other right you have under the law of your state that cannot be waived. Where your state does not allow the exclusion of implied warranties, or the exclusion of incidental or consequential damages, those exclusions do not apply to you. This warranty gives you specific legal rights, and you may have other rights which vary from state to state.
