Transparent pricing, and an honest list of what it does not cover
Every price below is the starting price for that model, delivered. The second half of this page is the part most builders leave out: exactly what you still have to pay for.
Model pricing
Prices are in US dollars, quoted DDP — delivered to your site, which means ocean freight, customs duty, tariffs and inland transport to your address are included. They are valid for 30 days from the date of a written quotation.

What the price includes
Structure
- Container procurement, sandblasting, marine-grade anti-corrosive primer and exterior coating
- Engineered steel reinforcement at every cut opening — C-channel and tube steel columns
- Continuous closed-cell spray foam insulation
- Windows, exterior doors, glazing and weather sealing as specified
Interior
- Interior framing, drywall, paint and specified flooring
- Kitchen: cabinetry, countertop, sink and the specified appliance set
- Bathroom: fixtures, tiling, ventilation and fittings
- LED lighting throughout
Systems
- Electrical rough-in and fit-out with NEC-compliant components
- Plumbing rough-in and fit-out
- External quick-connect utility panel for your local trades
- Ductless mini-split HVAC, sized to the model
Documents & compliance
- CAD schematics, plumbing and electrical layouts, energy calculations
- Structural stamp by an engineer licensed in your state
- Third-party plan review, in-plant inspection and state modular insignia where required
- Independent pre-shipment inspection report with photographs
Getting it to you

What the price does not include
These are yours, and they are real money. We do not publish national dollar ranges for them, because a foundation in coastal Florida and a foundation in inland Texas are not the same number and a made-up average would only mislead your budget. Your feasibility report prices these for your specific county, using local quotes.

Why we publish this. The most common complaint about modular home buying is a headline price that turns out to exclude half the project. We would rather lose a sale at this page than have the conversation on delivery day.

If we are more than 21 days late for a reason that is not your site, your permit or force majeure, you receive a daily delay credit against your balance at the rate stated in your contract, capped at 3% of the contract price. Beyond 90 days late you may cancel and take a full refund. That commitment is written into your contract, not just this page.

What happens next
Before you pay us anything, we look at your land for free. Send us the address and we will tell you what the zoning allows, what code applies, and whether a container home is realistic there — even if the answer is no.
